South Yorkshire Rental Market Update – Summer 2026

The rental market across Sheffield, Rotherham and Doncaster remains strong, with average rents continuing to rise across all three areas.

Sheffield is up 4.5% year-on-year. Demand remains particularly strong for well-presented homes in popular areas such as Ecclesall, Dore, Totley, Fulwood and Millhouses.

Rotherham has an annual increase of 3.8%. Sought-after locations including Wickersley, Whiston and Bramley continue to achieve rents above the wider borough average, particularly for modern family homes.

Doncaster recorded the strongest growth of the three, with average rents increasing by 5.8%. Areas such as Tickhill, Bessacarr and Sprotbrough remain popular with families and professional tenants.

What does this mean for landlords?

Demand remains healthy across South Yorkshire, but tenants are increasingly selective. Well-presented properties with parking, gardens, modern kitchens and bathrooms, and good energy efficiency tend to attract the strongest interest.

Correct pricing is also essential. Setting the rent too high can lead to longer void periods, while an accurate rental valuation can help achieve the right balance between rent, demand and tenant quality.
