New Rental Property Register: What Landlords Need to Know

The Government has confirmed further details of the new Register your rental property service, which will form part of the new Private Rented Sector database in England.

The new rental property register will become a legal requirement for most private landlords and will be introduced on a regional basis.

Rental property register dates

For landlords in the East of England, registration will open on 15 January 2027, with a deadline of 14 April 2027.

For landlords in Yorkshire and the Humber, registration will open on 15 April 2027, with a deadline of 14 July 2027.

The registration timetable is based on where the rental property is located, rather than where the landlord lives.

What will landlords need to do?

Landlords will need to register themselves and their qualifying rental properties with the Government.

Registration is expected to cost £65 per property, per year.

Landlords are likely to need to provide key property, tenancy and compliance information, including:

  • EPC details
  • Gas safety information
  • Electrical safety and EICR details
  • Property licensing information, where applicable
  • Rent and tenancy details

Letting agents and property managers will be able to assist with parts of the registration process, although the legal responsibility will remain with the landlord.

What should landlords do now?

Landlords in both the East of England and Yorkshire and the Humber should make sure their property and compliance records are complete and up to date well before their respective registration windows open.

At ELR, we will continue to keep landlords informed as further guidance on the new rental property register is released.
